Among many important factors considered when estimating value on forest land properties, a few are mentioned in this report. These are for example; timber stock, distance to cities/industries, road network, hunting possibilities and recreational values.
The purpose of this report is to investigate how site fertility affect the market price of forest properties. In an attempt to homogenize the statistical data and limit the number of external factors, this study is based on comparisons of market prices of clear cut forest land. The statistical data is provided by LRF Konsult and consists of a large amount of property transactions completed during the last three years. The properties are all situated in the middle region of Sweden. We have divided this region into four sub-regions; Stockholm, Örebro, Värmland and Dalarna. In order to assess the value of clear cut forest land we have used linear regression analysis and yield calculation.
In the initial regression analysis the regions Stockholm and Örebro did not show any significant relationship between site fertility and price level. Since no relationship could be demonstrated for these regions, they were left out from further studies. The regions Värmland and Dalarna showed a positive correlation, albeit weak, between site fertility and price level. Since the regions showed a positive correlation we performed a deepened assessment, by yield calculation, of the price level for clear cut forest land. The yield calculation demonstrated an enhanced correlation. The result showed that the price level generally increased with higher site fertility. The increment in price level was although in some cases difficult to interpret due to remarkable variations. The study does not include any explanations concerning these variations. |

Att värdera skog och mark är en komplex uppgift med många olika parametrar. Vanligtvis används en ortsprismetod i kombination med en avkastningsberäkning. Bonitet är ett mått på markens produktionsförmåga och utgör därför en viktig del i avkastningsberäkningen. Utöver detta beaktas även faktorer så som befintligt virkesförråd, närhet till stad och industri, arrondering och vägnät, stordriftsfördelar, rekreation och jakt, psykologi och läget i landet. Syftet med studien är att utreda bonitetens påverkan på marknadspriset för skogsfastigheter. Undersökningen sker genom att vi jämför priser på kalmark i ett försök att homogenisera underlaget och begränsa antalet påverkande faktorer. Underlaget för rapporten tillhandahålls av LRF Konsult och består av ett stort antal genomförda fastighetsaffärer i Mellansverige de senaste tre åren. Mellansverige delas in i regionerna Stockholm, Örebro, Värmland och Dalarna. För att räkna fram värden på kalmark användes två metoder; linjär regressionsanalys och avkastningsvärdering. I den inledande regressionsanalysen påvisade regionerna Stockholm och Örebro inget relevant samband mellan skogskubikmeterpris och bonitet. De lämnades därför utan vidare studier. Regionerna Värmland och Dalarna visade ett positivt samband, om än svagt, mellan skogskubikmeterpris och bonitet. För regionerna som visade ett positivt samband genomfördes därför avkastningsberäkningar på kalmark. I avkastningsanalysen påvisades ett förstärkt samband. Av resultatet framgår att en högre bonitet genererar ett högre kalmarksvärde i dessa regioner. Resultatet visade genomgående att priset gick upp när boniteten steg men det visade även på en del anmärkningsvärt stora förändringar vilka svårligen kan förklaras med stöd av bonitetens betydelse.
