The Parliament has adopted a national planning objective where the wind-based electricity production will increase to 30 TWh in 2020. This requires that landowners will leas there land for wind power to wind energy companies. Such land leasing means that the landowner's business is considered to be a multiple-use. My family and I own a forest property in the highlands of Småland which is located in an area that the Swedish Energy Agency has classified as a national interest for wind energy. When an area has that classification implies that Energy Agency estimates that area particularly suitable for generating electricity from wind power. The purpose of this study is to clarify the economic, administrative and physical facilities for conducting a multiple-use with wind power on our property and in which model it should be done. There are two different cases, one that we put up a wind turbine ourselves, and another that we lease out our land to a wind energy company. Hypothetical we have a capital available in two million SEK. The wind turbine in this work is based on Vestas V90, 2 MW. The price to build a wind turbine in that size is 33 million SEK. The first case is that we put up a wind turbine ourselves. A wind calculation created in Excel shows that an input of two million is too small for an investment of 33 million SEK. The first four years we will be run at a loss with 1,2 million SEK caused by high interest costs. The bank is willing to lend 80-85% (26.4-28 million) of the investment cost provided that the property constitutes the security for investment. This means that we must put in at least five million SEK. This case has the most administrative process when it comes to review and approval. The second case is to lease land to a wind energy company. This case is the only one possible. The lease compensation is calculated according to a model from the LRF. Hypothetical that means that income of the lease contract will give 2 663 400 SEK in revenues over a 20 year period. The administrative part consists of establishing a facility lease agreement with the wind company and be well informed on the matter when the contract is signed.
