Summary:The purpose of this report is to study variables affecting the value of forest land in general, and the affect from woodland key habitats in particular. To guidance the consultants on NAI Svefa in forest property valuation a study of the affect from woodland key habitats on forest land prices were done. The survey is based on selling statistics from the forest property market in Sweden. By doing a linear regression analysis and a hypothesis testing the study aimed to see if a woodland key habitat had any effect on the forest property price. The conclusion from these tests is that there is no such impact on the pricing. Property valuation is a complex issue. There are too many affecting variables to get a significant result on the impact of one particular factor.
